The preliminary plan was designed.

This was the original site the ADU would be built over.

This was the original design which Mr. Maggio approved with some changes for the architect.

We were able to walk through the design in 3D for Mr. Maggio to see. The next phase which took about two weeks was the architectural plan which would need to be created for the plan check process, this preliminary plan would be drawn up by the architectural designer and approved by Mr. Maggio before the engineering would be completed.

The next step for Mr. Maggio was to come up with a price point estimate for his project, we were able to do this using the designed plan, This was approved by Mr. Maggio before the architectural plans would be started.

This architectural floor plan was approved by Mr. Maggio ready to send to the engineer.

The archictectural design along with elevations and engineering and energy calculations completed and ready to submit to the city building plan check.

The Building plans were finally approved by the building department and building permits were issued.

Within a week the crews were sent out to start building the 1200 sqft. ADU project

Mr. Maggio was informed that there would be around 10 building inspections and the building schedule would last 12 to 18 weeks with inspections.

Ultimately Mr. Maggio's son did not move into the new ADU but he had purchased his own home. Mr. Maggio has been renting out the new ADU since it was built and is really happy with the completed project. He has allowed me to show the project to potential clients and plans to move into the ADU with his wife in the future and rent out his main house.
